Rental Agreement and Policies
The renter must be an adult and is responsible for the rental throughout the entire rental period. All issuance of keys is the responsibility of the renter and no keys shall be supplied to anybody other than the renter unless specified by the renter in advance of the reservation. The renter is to be present during the entire course of the reservation and if at any time the renter will not be present while the house is occupied, the renter MUST prearrange this with Breen Vacation Station.
General Policies
Payments: 30% of your total booking is taken to secure the reservation using a credit card. There is also a $35 reservation fee associated with every reservation. Balance is due 30 days prior to the check-in date.
Arrival: Check-in time is 4 PM. Early check-in is possible IF the property is available but early arrivals are NEVER guaranteed. We ask that late arrivals (any arrival after 5:00 PM) contact our office to make key arrangements.
Departure: Check-out time is at 11 AM. A late check-out is possible if our schedule permits. All late check-outs must be arranged.
Cleaning fee and responsibility: There will be a cleaning fee added to each rental. The cleaning fee is based on the size of the house. Each property will be inspected and cleaned after your departure. You are REQUIRED to leave the property in the same general condition that you received it by making sure that dishes are washed and garbage is removed to trash receptacles and the home is generally picked up and ready to be cleaned. If additional cleaning is required, or rearranging of furniture that you have moved, appropriate charges will be deducted from your security deposit.
Garbage: All waste must be placed securely in the marked cans provided. Make note of the waste designation for each can. If any waste is placed in the wrong can, your security deposit may be charged for that task. Also, all waste cans come with a bungee cord to prevent raccoons and other animals from digging in the trash. Trash cans must be secured with the bungee. Do not overfill the waste cans where trash is accessible by animals. If there is a mess made by any animals because the trash can was not secured or over full, your security deposit may be charged for the cleanup. If the waste can is full, please place the trash in the garage and contact the office at 800-927-1303.
Deposit and refund: As a part of your stay, you may purchase a $49 Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out (recommended option). If you decide not to purchase damage protection insurance you will be required to pay a $3000 refundable security deposit, payable upon booking in the form of a cashier's check. Which will be returned via check 2-3 weeks after departure if there has been no damage to the property. If purchased, the policy will pay a maximum benefit up to the $3000 shown on the confirmation. Any damages that exceed the $3000 or are not covered under the plan will be charged to the credit card on file. If during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of the policy limit. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Breen Vacation Station any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Breen Vacation Station directly if you do not wish to participate in this assignment.
Cancellations: On all bookings, 30% of your total rent is collected when the reservation is made and is nonrefundable on all vacation home rental properties.

Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact CSA at (866) 999-4018 with coverage questions.
Pets: NO pets, unless previous arrangements have been made in a pet-friendly home, if the evidence is found that a pet was brought onto the property without approval of Breen Vacation Station, the Guests will be charged for the cost of cleaning and repair of damages caused by such pet, with a minimum charge of $300. There is a $50 charge added to your reservation and an extra $30 for one extra pet. BVS requires that your pets are presently being treated for fleas and ticks and that there be no more than two pets allowed per rental.
Occupancy and Vehicles: Tenants agree that: 1.) There shall be no more than the arranged number of occupants 2.) All guests must be prearranged with Breen Vacation Station. 3.) Verification of occupancy is accepted from the Landlord, Landlord’s representative, sheriff’s department, and employees of Breen Vacation Station. Any tenant that uses the house who was not included in the reservation arrangement will be added to the rental cost of the house at the rate of $50 per night per person.
Other Costs: The renter of the property will be charged for all costs incurred either by them or their guests. This includes but is not limited to phone calls, cable/satellite rental (pay per view), etc. It is the responsibility of each renter to monitor the use of items. No exceptions will be made.
We Supply: These properties are equipped and set up as a fully furnished property that includes linens, blankets, pillows, towels, as well as a fully equipped kitchen, TVs, furnishings, and BBQ grill. THERE WILL BE EXTRA CHARGES TO YOUR SECURITY DEPOSIT FOR REPLACING THESE ITEMS IF ANYTHING IS FOUND TO BE damaged or missing. Initial supplies including soap, paper towels, toilet paper, and trash bags will be supplied to the house. If the supplies run out during the course of your stay, it is up to the renter to provide his/her own supplies for the remainder of his/her stay.
Home Owner Supplies: Condiments and various other useable items are usually available at the house but are not supplied. You are permitted to use them with the request that you replace what you have used prior to departing. The use of these items is in good faith.
Liability
Renters Liability: Renter agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Renter or Renters guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Renter agrees to reimburse BREEN VACATION STATION for costs incurred to repair/replace damaged items.
Sleeping Capacity/Disturbances: Renters and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
- Occupancy exceeding the sleeping capacity stated on the reservation confirmation.
- Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of drugs or alcoholic beverages by or to persons less than 21 years of age.
- Causing damage to the premises rented or to any of the neighboring properties.
- Any other acts which interfere with neighbors' right to quiet enjoyment of their property.
Release and Assumption of Risk. To the fullest extent allowed by law, Renter, on behalf of Renter and Renter's heirs, successors, assigns, guests and family members hereby releases Agent and Owner and their respective employees, agents, heirs, successors and assigns of and from, and voluntarily assumes the risk of, any damages and claims for economic losses, bodily injury or property damage suffered by Renter or Renter's family members or guests arising from the use or occupancy of the Premises, the condition of the Premises, or exposure to any condition on or about the Premises. This release and assumption of risk cover consequential economic losses, including loss of vacation time, wages, travel expenses, and other damages.
Decks or Stairs: The undersigned is fully aware that the deck and stairs can be dangerous, that the deck/stairs can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Renters should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the deck areas and stairs.
Terms of use
Tenant agrees to abide by the following:
- No loud music or voices emitting from the property later than 9 PM.
- Certain locked cabinets, closets,s or chests are designated as the owner's private storage are not to be disturbed by Tenant.
- Occupants shall behave in a safe and respectful manner.
- Occupants shall not smoke indoors. (You will be charged $300 for disregarding this rule.)
- Do not litter. (Remove all trash and cigarette butts).
- Turn out lights when you go to bed, ESPECIALLY outside lights. It disturbs the neighbors.
- If you have children, please make sure they do not cause a disturbance in the neighborhood.
Management Access: Guest agrees to allow Breen Vacation Station and/or assignees the right to enter due to the following: a) To make necessary or agreed repairs scheduled in advance; b) To supply services agreed upon; c) In case of emergency, we reserve the right to enter at any time for the purpose of safekeeping or prevention of further damage. Note: Please notify us if you will be absent from the property for more than 24 hours.
Items left Behind: Breen Vacation Station is not responsible for articles left in the properties. If items left behind are found in the home they can be shipped back to the customer at shipping and packaging cost. Customers wishing to have items shipped to them are required to provide a credit or debit card number.
Landlord responsibility: a) We will give you the right to occupy the unit per agreement; b) We will provide and maintain appliances. We will not be liable for interruption of these services that are beyond our control. We will also not be responsible for interruption of electricity, water, cable / Internet, or gas beyond our control. Please promptly notify us of any problems. Termination of this agreement because of these interruptions is on a case-by-case basis.
Tenants Responsibility: a) Notify us of any defects or problems either found upon your arrival or caused by you during your stay; b) Use the unit as a place to live; you may not use it for any filmmaking, photoshoots, unlawful, improper, or offensive purpose; c) furniture is not to be moved within or out of the room or house; d) No parties within the rental property; e) No animals/pets allowed in the unit or on the property unless agreed upon in advance; f) No smoking within the unit; g) Please remove your shoes within the unit if the owner requests; h) Please obey all house rules posted in the unit.
Disclaimer: a) Guest hereby acknowledges that Cambria, CA is exposed to Tidal Wave/Tsunami threat. Please refer to our local phone book regarding inundation area and evacuation instructions should a threat occur; b) Breen Vacation Station recommends Travelers Insurance for any unforeseen circumstances. Unfortunately, we are not held responsible for any noise pollution including construction outside the perimeter of the property; c) Weather in the Cambria is unpredictable; d) Environmental Disclosure: Every person reacts differently to various pesticides, chemicals, and molds. Neighbors of the subject property may also use pesticides and chemicals that may affect a person that is sensitive to pesticides and other chemicals. Due to the natural environment of Cambria, many homeowners use pesticides to combat pests in their homes, and homes that have not been diligently cleaned and aired out on a regular basis may be subject to mold. If Guests are sensitive to pesticides, chemicals, or molds, Guests are urged to investigate this issue prior to their arrival to Cambria. Property managers are not experts in pesticides, chemicals, or molds and not qualified to make recommendations or determinations concerning possible health or safety issues.
Hold harmless: Landlord shall not be obligated to Tenant for any loss incurred by Tenant from acts or actions beyond the Landlord's control including weather, loss of power, acts of terrorism, accident, or natural disaster. Lost or forgotten items in or on the property are the responsibility of the Tenant. The Landlord shall not be responsible for their value but shall endeavor to retrieve them and return them.
GUESTS FOR THEMSELVES AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, HEREBY RELEASE THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR
CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED.
Note: Additional rules and requirements may be posted for each individual house. An agreement to this contract is an agreement to follow the rules posted of the home you are renting. If for any reason those rules are not present or have been removed, it is the responsibility of the renter to contact Breen Vacation Station regarding the matter and rules will be promptly delivered to the home.
REMEMBER THAT YOU ARE RENTING A PRIVATE HOME. PLEASE TREAT IT WITH THE SAME RESPECT YOU WOULD LIKE SHOWN TO YOUR OWN HOME.
